EXTERIOR – VISUAL INSPECTION OF:

  • The grounds for landscape service performance, problems, etc.
  • The hardscape (driveways, walkways, etc.) for problems
  • Home exterior (from the ground)-including decks and porches
  • Roof areas & gutters where visible from ground or window
  • Pool and surrounding deck
  • Outside showers and hose bibs
  • Outdoor mechanical equipment-HVAC, pool, etc.
  • Service Yard-insure refuse collection

INTERIOR – VISUAL INSPECTION OF:

  • Rooms for odor, flood, moisture, insect/rodent problems
  • Doors and windows – secure, if neede
  • Water System-operate faucets and flush commodes
  • HVAC System - set thermostats to request
  • Mechanical Room-check breaker box for tripped breakers
  • Appliances-refrigerator, freezer, beverage coolers, etc.
  • Dishwasher and washing machine-run monthly
  • Clocks - reset, if needed
  • Phones, cable & internet - confirm service working

OTHER:

  • Place all newspapers, packages, notices, etc. inside
  • Provide quotes and arrange repair services

Services - Real Estate Consulting, Management, and Development

Following are some highlights of my over 30 years of real estate development, sales, and management career. Over these years, I have accumulated a broad base of knowledge and expertise from all of these and other numerous experiences and accomplishments. It would be my pleasure to assist you in charting your way to a more effective and successful community!
  • Managed various Planned Community Architectural Review Boards.
  • Wrote and revised Planned Community Architectural Review Board Guidelines and other related documents.
  • Wrote and revised Planned Community Amenities Rules/Regulations and other related documents.
  • Reviewed and modified various legal documents for real estate development, sales and property management matters.
  • Wrote addendums for various sales contracts at time of sale.
  • Served as liaison between developer and property owners in many Planned Communities and on many matters.
  • Spearheaded, designed and monitored construction of exterior renovations in two multi-family complexes.
  • Successfully spearheaded the approval of a Planned Community’s Beach Club zoning revisions working closely with local authorities and Property Owners’ Association.
  • Successfully spearheaded resolving a Planned Community’s density issues with local authorities.
  • Constructed new and remolded existing single-family residences.
  • Served as Project Manager at various Planned Communities.
  • Successfully closed out property sales at two Developer Planned Communities.
  • Successfully transitioned the sale of a Planned Community Club from the Developer to the Property Owners’ Association.
  • Served as Director over a Private Club.
  • Successfully spearheaded a revision and strengthening of a Private Club’s dues structure including meetings with and securing a majority vote of the property owners.
